I tried to explain what Avid's exit strategy is.

It workls like this:

1) you (the agent) go out and find a FSBO who has a pretty house (house in good, move-in condition) in a desireable location, selling below market value.

2) you (he agent)get the house under contract, tying up the house, until you (the agent) market the house and find a buyer for it.

3) You (the agent) assign the contract to the investor. You (the agent) set-up closing/escrow at title co.

4) The deal closes, and Avid splits the profit 50/50 with the agent.

The contract is Avid's own contract.

I don't know about you, but my questions are-

1) what is Avid doing in this transaction to warrant 50%?

2) why would I need Avid's contract, when I have my own?

3) Isn't there enough of these properties in Avid's area, where he can do his own 'leg work?'

Someone posted earlier about posting information that we all can learn from. I think that this is an insightful thread. I apologize if you didn't get my sarcasim in my earlier post. I hope someone learns something from this, as many of you have been so helpful to me.

If nothing else,

Newbies, beware!

Isn't it always the devil is found in the details?

3. Since an agent would be representing you in the transaction do you expect him/her to split their commission (presumably both when buying and selling) with you at 50/50

Lets start with these basic questions and go from here.
I will answer your questions as you have them laid out here.

1. We are not affiliated with that website. Currently, we do not have a website. This will be done in the very near future. We are examining different sites now to determine what works better for us. We are leaning toward the single property site concept.

2. We contract to buy the house and sell to our list of buyers.

3. We do not expect to share in the commissions.

Socalhomeowner did a very good job in explaining the basic concept and flow of the program.

I am disappointed that one poster has misrepresented the program to such a degree as to turn anyone off of exploring it in more detail. I do agree that all agents should check out any venture to make sure it fits what they want to do. I encourage honest evaluations not only for the sake of the agent but also these type of programs.

As Socalhomeowner mentioned, they can be profitable. In reality, the work is shared more than what was presented by another poster. The program was put together in order to make sure agents are doing less work not more.

If agents performed more work with this program, there wouldn't be any reason to add this on their plate.

We would only expect an agent to do what they are already doing. This should flow smoothly alongside current efforts.

It would not be beneficial for any agent to leave their first love and try to take on more than necessary.

This was only mentioned in this forum as an option to review. Over the years, I am sure more mature agents have reviewed and tried many programs that would fit into their methods.

I do appreciate all who inquired about the program.

HELP HELP HELP.... I am in dire need in knowing how to enter into the world of real estate. I have passed the test and that was an exhilerating feeling. Now it has passed away and I am baffled because I work for the phone company 7:30-4:30 and I really want to sell real estate full time but I know it will take time. Does anyone have any good advice on what approach I should use to really get involved in this business. I am in dire need for some feed back. I am not connected with a broker yet. I am still interviewing to make sure choose the right company. Training is my utmost importance. Thanks so much in advance!!!
