Avid, I guess no one so far has asked this basic question:
1. Are you, or anyone known to you affiliated with noagentsallowed.com web site?
2. When doing business in your regular way do you actually purchase the property or do you keep in under contract until a buyer is found.
3. Since an agent would be representing you in the transaction do you expect him/her to split their commission (presumably both when buying and selling) with you at 50/50
Lets start with these basic questions and go from here.
I will answer your questions as you have them laid out here.
1. We are not affiliated with that website. Currently, we do not have a website. This will be done in the very near future. We are examining different sites now to determine what works better for us. We are leaning toward the single property site concept.
2. We contract to buy the house and sell to our list of buyers.
3. We do not expect to share in the commissions.
Socalhomeowner did a very good job in explaining the basic concept and flow of the program.
I am disappointed that one poster has misrepresented the program to such a degree as to turn anyone off of exploring it in more detail. I do agree that all agents should check out any venture to make sure it fits what they want to do. I encourage honest evaluations not only for the sake of the agent but also these type of programs.
As Socalhomeowner mentioned, they can be profitable. In reality, the work is shared more than what was presented by another poster. The program was put together in order to make sure agents are doing less work not more.
If agents performed more work with this program, there wouldn't be any reason to add this on their plate.
We would only expect an agent to do what they are already doing. This should flow smoothly alongside current efforts.
It would not be beneficial for any agent to leave their first love and try to take on more than necessary.
This was only mentioned in this forum as an option to review. Over the years, I am sure more mature agents have reviewed and tried many programs that would fit into their methods.
I do appreciate all who inquired about the program.
