Customer no shows

I am new and getting very frustrated. Twice now I have set up appointments to show a client homes and they dont show up. The frustration is #1 I havnt got a clue why they dont call me or answer thier phones. #2 These were really nice people and contacted me to line up showings for them. I finally did the caller id block and got through to both of them and they never said a word and hung up on me. The first time it happened I got over it but the second time I just went down in the dumps. I have not made a sale yet and have been at it since Nov. It sure takes the wind out of your sails. (sales hahaha). Any ideas?

Yeah that part of the business sucks. It happens to all of us.

Did you ask them to meet you at your office? If not, you should. That way, if they don't show up, you can continue to work on other tasks. I do this on the first meeting. After that, I have a better feeling about how serious they are.
It's also a good thing to do for safety reasons.

Ya I had them both meet me at the office. After they didnt show up I didnt feel like anything but hit a bar. hahahaha
|

Did you call a couple of hours ahead to confirm the appointments? I do this for all showings as I live about 30 minutes from where I work.

One was at an open house and the other was a walkin when I was on duty. Its just retarded because they were so nice and easy to talk to. Both wanted to get into a house ASAP. I just cant figure it out. Old saying... "buyers are liers"?????

Couldnt confirm...one was a teacher one was a truck driver. Spoke to them the night before.

I have met many people at the actual property they were interested in. The bad thing about this though is that when you are done looking at the home, you have nothing else to show them. So basically you drove out to the property to show them one home just so they can tell you that they are not interested and will keep in touch. Then it seems to be very difficult to get another appointment with these people again.

Thanks everyone....I feel a lo better now. Just got a call from my broker and she wants me to do a listing for her. I'm a firm believer in meeting the client at the office so they can see the organization and know your not some fly by nite agent working out of the trunk of his car.

Sales... especially real estate sales is a pure numbers game. There will always be some disappointments.
However, as a salesperson, you will learn through experience how to better qualify your prospects. Once you get good at qualifying, your disappointments will be fewer.
