I formally worked in an urban market specializing in 6, 12, 24 unit buildings. It took several years but I built up a good business. Fate brought me to the suburbs where land sales are big. But there is just one big player at that game, 30-40% of market. I am young.... I figure I can build it over time. Do you try to get into a niche that someone else dominates? (The dominate player is not a franchise.)Or not?

I have no idea of where you are, so no idea if this is so. However, market dominance for long periods can bring about complacence. This big player may have become lazy in their marketing and customer service. You may just find that business will come to you to avoid them, especially if you're doing an exemplary job.

So it sounds like you would encourage me entering the ring with that dominate player. My feeling is that this agent's knowledge can be matched. It will just take time to demonstrate I have equal knowledge and ability and can get the job done just as well. I may be being a bit naive but.......why should there be just one person with all the business?

My philosophy is not everyone will want to work with the dominant player, so why not pick up that business while building a reputation and hopefully over time increase your market share.

Some of the big playing agents in my area just give horrible customer service. I heard from an agent in my office that the she had spend talking to her and getting photos was more than the total time the 'major agent' gave her in the entire 120 days it was listed. The materials the volume agent gave her looked like absolute garbage compared to what we have to put together (but then again, I am with a luxury and midrange brand, but work with anyone). One third of the flyer was about the agent, compared the 1/8th we make ours to be (just For more information, contact me at office # extension, office address and my email)and didn't talk about the uniquess of the home compared to others in the same price range.

I make my materials always about the client's home and not about me..
