Farming is just marketing here is my take on it;
You need to make a "trackable" system that will produce leads; direct mail, door knoking, etc...
Then you need to convert the leads to sales
If you cant convert tire kikers to buyer work on sctipt, objection handling, qualifiying...etc...
If you are not getting enough leads from your farming program; you ether have to send out more stuff or you have to look at you offer. What's your hook, why would I buy or sell through you? What makes you that extra special RE agent? It cant be the standard crap, I am the; most honest, best service, ...etc.. everyone says the same bland stuff. They key is what sets you apart from the herd.
The key part is to make it trackable, how did they find you, whats working whats not. Where you should go is where the numbers are telling you to go.
