Im giving a lot of thought of little niches right before I get licensed again. I was wondering if there are some unique ones out there that havent been universally discovered yet. Im considering some of these. I had some experience before. The first, Ive been Po' all my life so I can fit into to. I did a little speciality work years ago, but it ended up only being about 15 percent of my business in the end.

homes under 150k
Seniors
barrier free(handicapped accessible homes)
small lot homes
Veterans
long term renters learning to qualify to be owners
Speakers of languages other than English

yes, lakefront is pretty awesome. I live in a gated community. My house is third tier from the lake and worth 110,000 an identical home on a lakefront lot a few hundred feet away start up around 400,000k+ Id like to farm the area but I think 60 homes for sale and a multitude of lots in a subdivision that only has 2000 lots total seems a little oversupplied. The turnover is incredible. Maybe its the view of the nuke plant nearby.

Much depends on where you live, and the potential audience of your sellers. For example, I live in a part of the country that appeals to out-of-town buyers. I specialize in marketing homes to them, and tend to focus my marketing away from my home market.

yes, turnover is. Especially in that area. And quite frankly, most of the big shot agents doing that area are hardly up to par. They actually motivated me to get licensed and made dollar signs go through my head. Unreturned calls, had to go through 4 agencies until I found one that returned my call. I had a good agent but the management seems pretty clueless. We didnt mind too much but the broker forgot to send a person to settlement as promised. In short I could eat most of the for breakfast with a new strategy: follow up and returning calls.
