I'm new to this board and want to say Hi. I am from the DFW metroplex area, live in the city of Frisco (25 miles north of Dallas, TX). According to survey, we're the #2 fastest growing city in the US.
I've been in real estate for 3 years - part time though. Even though some people might say that a part-time agent may not work out, however for me, it has been good (when I compare it to other part-time jobs such as checking out customers at Walmart)... I worked mainly based on referals. I was one of the first people who bought a house (at 22), so when my friends needed to buy, they basically used me. As a friend, I gave them 1% back of my commision.... That's also how I get them to sign the Buyer's rep with me because I put that in the Special Provisions section. They are happy and so am I. Close between 4-5 properties per year. Some may not agree with me here.
However, few months ago, I decided to kick my RE business in higher gears. That's when I found this site. While trying to increase my exposure, I plan to re-vamp my website (originally done with static pages myself)... Since I dont have any "Featured Properties" now, (and I've surveyed around that ppl actually do like to see properties on realtor's website), can I (with the permission of the Seller and listing agent) put these houses on the "Feature section" to try to find "buyers" for the property? Not sure how well this turns into a lead, but still better than the 50/50 split deal my brokerage firm wants to do with me from leads (HomeValues.com).... And also, my site will look like I have some activities?
Also plan to try FSBOs on the website?
Anything else creative?
