I am a new agent, I did my first presentation a month ago. It was a friend's referral, the potential seller told her I was very professional (of course she did not know it was my first) I was very prepared. I took a picture of the house & had it in the presentation, which impressed her but I have not heard back. I spoke to her after that to give her further information that she had requested, but stupid me I only have the address of the property which is tenant occupied & I don't have her mailing address to follow up. The last time I called her she did not call me back. When we met she was deciding on wether to sell or not but it seemed as she was ready to list when she heard how much she would be able to get for the property.
My friend has not seen her lately, so I really don't know what is going on. Do owners of tenant occupied homes take more time to decide if they are just looking for information at first? Should I send a follow up as a reminder to the home w/her name on it until I can get her address. I just want her on my database.

Depending on when the lease is up...Did you ask when the lease will end? Look her up on tax record with her name and get her address. Keep monitoring the market in which house is located and give her call on any new status or price drop or increase in the area. Also look up the rental market in the area.

When you visited her how was the rental property in the terms of condition. If it needs work then you can recommend her on updating the rooms etc.

If nothing out of it you got a good pratice presentation with a positive feedback.

I would suggest you need to use technology for the solution. Use a CRM solution to set remainders etc and upload all documents. Good opensource solution are available

If you have her name try the phone book, if all you have is the phone number, go to yahoo type in reverse directory pull up he free sites type in the number and it will give you her name address and phone number which you had.
The other alternative is go back to the property and ask the tenant.
They could have been using you to get a free maket analysis, maybe not but it happens.
