Just had one today but unfortunately it rained & the ACC Championship game so not much traffic.
I personally think Sat is a better day since you aren't competing with church, family day, sporting events (I very seldom leave the tv viewing area during football season)
However, you won't know what works for you until you try it but you can't gauge by just one Sat. Have one a couple of times a month for at least 6 months to get a more accurate picture if it will work.
Same concept with twilight. Some days you will have nobody, some will be great.

A lot depends on the neighborhood your open house is in... if it's a popular "trendy" neighborhood, a Saturday open house will probably work. If it's not, eh... maybe not. If other agents hold open houses on SAturday, then yes... if no one else does... then no. When buyers go out "Open-housing" they want to see lotsa homes, not just one.
I don't like twilight open houses because people don't see my signs. Or, maybe that's just an excuse 'cause I'd rather be home with MY family at the end of the day!
Try it all... see what works for your market and your personality.

I've done them...but the only time they really worked out well was when the property was near shopping centers or sports fields etc. If near a mall or something like that, I made sure I had signs out in prominant areas. I also spread flyers around the malls that were nearby the day before.

Same concept with twilight. Some days you will have nobody, some will be great. A bunch of agents here had an open house day with a full page ad of open houses and maps at the houses. I ended up selling my own listing at that open house. But this was after sitting at 5 in a row with one visitor at each.

Depends on the segment of your clientele. I target certain homes so $35 for professional looking directional signs with my name and phone number is a small price to pay. There are generic ones available which I used when I first started but where I'm located... image matters. I still have generic ones which I purchased for about $14 each. It always surprises me how some agents will scrimp on spending $35 or so to make $5000 but to each his or her own. Much luck whatever you decide. - L

You can get a big sheet of the plastic corrugated board at any Staples or OfficeMax store and just cut it in half (cost$2.00). And then write Open house with Arrow, and the time window, and whatever else you would like to put on it. Doesn't the agency have open house directional signs you can use?

This Google Custom search may do a better job of searching the forums for some keywords than the old forum search does. The results do not include threads from the Asset Managers Forum however. To search that forum you will need to be actually in the Asset Managers Forum and you will need to use the old forum search below.
