Where does one find out what all the different zoning codes mean? (C-2, etc)

Also, on commercial unimproved land, do most of you have a lawyer write up a special contract or do you use a promulgated one?

Zoning codes are not universal and vary by county.In my area there are standard commercial forms to use not usually provided by the mls but the commercial associations.Commercial is a totally different animal than residential.

For instance RESPA does not exist in commercial transactions and people can create there own forms and contracts unlike residential where you could be accused of practicing law.

Planning and zoning for that county can tell you what the local codes are.

As super stated codes will vary by state and county. Regarding contracts, most commercial agents do not write the contract. You submit an LOI to purchase and if accepted then the lawyers will go back and forth and if things go well come back with a contract that satisfies both parties and then comes phase inspections, perc tests and the list goes on.

It seems that you have a library full of knowledge, what would it take for you to share your knowledge with the group regarding commercial? You seem like you would be a great mentor for people looking to get into the industry.
