As super stated codes will vary by state and county. Regarding contracts, most commercial agents do not write the contract. You submit an LOI to purchase and if accepted then the lawyers will go back and forth and if things go well come back with a contract that satisfies both parties and then comes phase inspections, perc tests and the list goes on.
