I am new to Comm. RE and would like advice on getting started from ground zero. First, how are clients prospected (potential buyers/sellers)? Is it the responsibility of the sponsoring broker to provide leads to an agent? What brokerages are the best in Tx? Last, what is a CCIM designation?
Any advice would be great; I am just starting out and would like to jumpstart my new career.
Merry Christmas and Welcome to the commercial real estate arena, Coach C. You will find prospecting for buyers and sellers of office, retail and investment real estate needs to be much more targeted than residential. If you do not know many business owners that are users of office - retail space or apartment owners that aquire and dispose of income properties regularly...then you need to introduce yourself to them. The Chamber of Commerce, County Assessor and Golf Courses are always a good start. It's great you want to jump into this area, but first take the time and expense to aquire the knowledge of this specialized field. The CCIM institute offer excellent courses to become an expert in commercial real estate.
It is your responsibility to get your own leads if you want to survive as an agent in any field. Most non-competing brokers would want a very experienced agent to handle any leads that they refer in-house to make sure the deal gets done.
