We are still in the exploratory phase. I am working with an investor and another real estate broker who represents the seller.

Info:
1. Apartment complex - 20 + units
2. I have sent financial ( costs / Income ) for last year to the investor
3. I do not have a contract with the investor yet

I have not dealt with this end of the business and am soliciting suggestions on what the next steps typically are.

My latest step:
1. I have emailed the investor to ask if the financial data suits him and if he wants to continue forward with negotiations

Assumming that he wants to move forward - how far do I go without a contract signed?
