2 free websites that I have had some success advertising properties on are craigslist.com and backpage.com. You can pick which city to market to and most major cities are covered by both.

One thing I like about them is most buyers you would get on there are not represented so there's a chance of picking up both sides of the commission.

I forgot to mention Loopnet.com. This is probably the best place to list commercial properties, but it is not free. But it's not expensive and worth the cost.

Loopnet is the #1 web site for marketing commercial properties and finding new commercial clients. If your property is not on Loopnet, you are missing out!

As far as emailing to agents, in our MLS you can do a reverse prospecting that sends the listing to all the agents looking for properties that match the criteria of your listing.
I get irritated with the spam emails from Realtors regarding their listings. If I am looking for a property I just pull it up. The emailed fliers are deleted without opening.
Advertise in some local papers, open house, agent tour, craigslist, Realtor.com enhanced listing etc...(I am kinda traditional.)

I have it on Craig's List, Back Page, It's in both Mass and CT MLS. I have sent faxes to all local realtors, had a realtor open house and now planning another Realtor open house and faxing to brokers from Providence area as this home is easy access to these cities by major highways, also sending to Boston as I feel there are some that might be looking to get to the high-end suburbs. Other listings I'm sending to 20 or more neighbors and also have them on reverse prospecting in MLS. Just wondering if I'm missing anything. I am also advertising every other week in the local paper. Thanks

I run a virtual tour company out of Northern RI and also offer some other innovative products. (Link is in my contact info)

I'd also suggest perhaps getting in contact with Crystal, a Virtual Assistant based on Mass. Visions Virtual Assistance

Virtual tours on a commercial property are useless and a waste of money nor is a virtual assistant of much use as a marketing tool for commercial properties!

Hmmmm Ok.

Original poster didn't specify Commercial Prop.

The VA was a personal referral I'm making for someone who I personally know is loaded with marketing ideas and is based in the same state as the original poster so she's aware of the local market as well.

How could you have possibly not know that the post was concerning Commercial Real Estate since it is in the Commeral Real Estate Forum?

The problem for the poster is that they are a residential agent trying to sell commercial property!

Media Lion, thank you for this plug. I really appreciate your confidence in me. I also think you were right in doing so. The original poster asked for marketing ideas and marketing listings is what I do. As a virtual assistant, I would implement a well-rounded marketing plan that involves all of the different types of marketing.

I am an avid reader of Jim Gillespie, a real estate coach who specializes in coaching real estate agents who sell commercial properties. I receive his newsletter and attend his teleseminars whenever I can. I have even spoken to him recently about adding his services to my affiliate program. So, I do know a little about commercial properties.

I don’t claim to know it all. I have not specialized in commercial properties. I know just enough to be a good assistant. If I were to get a client that specialized in commercial properties, I would know where to find any information I needed.

I specialize in marketing. Marketing is marketing is marketing. There’s Press/Media marketing, Joint Ventures, Referrals, Internet marketing, Paid advertising, Client marketing, etc. As you get more specific in the industry, then yes, there would be a slight learning curve because the buyer of a single family home would not be looking in the same places as the buyer of a strip mall.

With all that said, in this case it may be a case of the blind leading the blind since neither I nor the original poster specializes in commercial properties. But, if the OP can find an assistant who specializes, then she may be able market the commercial property properly for him.

2004Ferne, I don't see where you said this is your only commercial property. If you plan on making commercial a specialty you may want to Google "Jim Gillespie". He has some great ideas.

What a joke this Jim Gillespie is. Go to his site and enter your email and the page you go to has a link to the email marketing company. Site looks like a pile of dogpoo and his picture looks like chester the child molester... His articles on Realty Times are hardly insightful, it sounds like he takes the same garbage every real estate guru is spewing and adapts it to "commercial" agents. Seriously tired of the so called gurus running around. Watch Mike Ferry's free 15 minute webinar and thats when you realize he has been saying this stuff for 45 years and it still hasn't changed!

Wow, Adam, that is really harsh. I'm glad I posted this before taking him on as an affiliate. I do not add affiliates frivilously. I am looking at them closely as my reputation is the one that's on the line when I endorse someone. I am the type of person who gives everyone a fair shake, until proven otherwise.

I haven't seen anything bad about him until today, but I'd love to hear why you don't like him. I'm not above saying I'm wrong, if I am wrong. Please, even if you'd rather email me than post it here, tell me what it is about him that you don't like.

I mean, if the only problem you have with him is that his message is old, I don't see a problem with someone spewing old info because there's always someone who hasn't heard it. But if he's dishonest in any way, especially tricking people, then I certainly don't want to be endorsing his products.

I do skim Jim Gillespies columns to find useful tidbits of information from time to time. Yes, most of it is rehashed from many other "me too" real estate speakers and trainers but sometimes the repeated information jumps out at me the 3rd or 4th time when it appears in his column. (I guess I'm slow...)

Yet a recent Gillespie column made me laugh at his incredible display of arrogance (and ignorance). In the column, he whined about how if you do a Google search for the word "failure" the #1 result in the search results links to a biography of President George Bush on the White House website.

He suggests that someone in Google did this on purpose rather than recognizing this is the result of the Google algorithm. If many people on the web link the word "failure" to a bio of George W. Bush, then Google will display the bio at the top of the results. The reason why Google is the most popular search engine by far is because the Google algorithm works. One can find highly relavant search information quickly and easily.

Gillespie goes on to suggest that Google should start filtering search results to avoid possibly offending people who put George W. on a pedestal. Get a grip Gillespie! Where would this filtering end? And more importantly if it was enacted how could any of us count on quality results from Google? Remember before Google came along many of the results of other search engines were bought and paid for...not a good way to find quality search results. Obviously Jim is not particularly savvy with the "internets".

Bottomline, if you want rehashed real estate advice with an occasional right wing Republican slant, then Jim Gillespie is the man for you.

I apologize for the comments above, I don't have anything specificaly against Jim, I just think if he is such a guru he would have the money to make a decent site. I am tired of the know all attitude of these guys. His bio talks about 20 years of "real estate" sales experience, how much of that in commercial? He just rubs me the wrong way.
