I'm new to the business, and my father has several investors who have a lot of capital and are looking to develop on vacant land that we have acquired, but they want us to handle everything. They just want to supply the money and receive a % of revenue as it comes in. So my question is how do we go about developing? The land has already been zoned. Are there businesses who plan and build for you? Or do we need to hire an architect, then contractors,etc...?

You need an experienced developer who can "expedite" the process.You said it is already zoned,are you sure?

What would your project be classified for residential,mixed use,commercial,etc.?

You need a site development plan,drainage plan,ingress and egress plan,traffic signal plan,signage plan, and a landscaping plan that needs to be reviewed and approved by all governing authorites having jurisdiction over the subject real estate.

You need to conduct and environmental audit of the subject real estate to make sure it is free and clear of any and all hazardous,toxic,asbestos,pcb's,or regulated chemicals or substances.


You might also get hit with high impact fees.

Too much to list here,don't take this one on by yourself.Screwing up and learning as you go will eat most of the profit and timeline developing this land.

Thank you very much, Well its zoned as residential. And we are looking to build homes on it. Thank you again for your info. I'll talk to them and figure out where we want to go from there. Nothing is currently set in stone. We just have the land and the money to do so.

There is a great company here in SD that will do that type of planning for you. They draw the plans, get them approved, do the title work etc. Give me a call and I will put you in touch with them.

You need to find a developer. The developer will take care of everything including finding architect and engineer to do the plans, conractors to construct the buildings and deliver them to you completed for a fee. Unfortunately I don't have someone in mind to recommend.
