Who's market is cooling?

We're getting hotter out here. Listings are in real short supply and demand is still very strong.
The news in the states shows that numerous markets there are down and that overall consumer confidence is down.
Is your market cooling or getting hotter? What do you think will happen in your market?

The market here in Regina has been unusually active for January and February. We keep joking that the mild weather has all the buyers thinking it's already spring. I anticipate that the market this year will be as hot as it was in '05.

It's dead in this area along the lakeshore.... (Cobourg, Port Hope)
Total sales in 2005 down 12% from 2004,
Total Sales in 2004 down 12+ % from 2003
So Far January off by almost 20% and February by about the same.
We had a terrible price jump 2 years ago and have been living through the adjustment ever since.
The bright side is it reminds you how you made it so long and gets you back to the basics while cleaning out some of the frindge players.

Ah the queen city its especially beautiful in the Summer. I've heard that Regina and Saskatoon have been hot.

Winnipeg, was really hot for January. Both the air and the Market.
Our economy is better than down south at the moment, but I have friends in the Trucking business and they have seen volumes dropping. That's an good indicator that the retail/industrial market is slowing, and we will surely follow.

It's too hot in Calgary today. With a previous 26% average price increase last year, heading towards another predicted 20+% this year, builders don't need show homes as their customer lists exceed land availibility.
Resale inventory is tight and prices are increasing daily. Bidding wars break out with every sale.
If your contemplating Calgary, be prepared.

Very similar here. One of my builder clients has raised his prices 10% every month since Oct of last year. A fairly basic two story with 2300 is selling for $279000 with out lot. Lets hope the U.S. slows down some more so our markets cool off a bit.

Certainly would be nice to see more inventory come on, particularly in resale.
I strongly suspect that we are entering a period of redistribution, not only locally, but globally. With that being said, we'll continue to be affected by our neighbours to the south, but with less severity.

Our prices are up up up. Held an open house on Sunday with 78 active listings within 1/2 mile. Lots of inventory in Sacramento and El Dorado County. Not at all like 2004 when listings sold within hours.

With the first quarter done. I have written 12 offers at list price or better that were unsuccessful. In some cases we have eventually been successful and in others we're still working on it. Meanwhile prices tick up.

Nobody has replied to this thread in a few months but I thought I would revive it and let everyone know that Toronto had the best January on record. I think it was due in part to the unusually warm weather (a distant memory now). I had an offer on a house in East York and got the house for my client, over 14 other offers.

St. John's Newfoundland market has slipped into a Buyers Market however there are still lots of full price offers being seen. Snow or no snow...this has been a terrific first quarter thus far.

For the time I lived in Calgary, all I can say is "wow". You know the market is crazy when house prices go up by $100 a day. (I believe that number is correct).
In Red Deer now, it's a bit calmer, but still a very popular place to live - much like the rest of Alberta.

Edmonton is an economic rocket with all engines ignited. Calgary continues to rise in prices. Last summers surge in inventory had a number of builders reducing starts. How many times has this happened in the last 10 years.

Not concerned about the number of agents in a market except California, I read somewhere that they have more realtor registered that they had transfer deeds registered last year.

The market has certainly softened somewhat here in the Niagara Peninsula, but prices are showing no real signs of going either up or down. All that's happening is that agents now need to work a little harder to both get listings and find buyers. But anything akin to the doomsday talk being heard to the south of us is decidedly non existent.

The Toronto market has been very strong this summer, with sales increasing by about 15% over the last couple of years.
