Hi,
Help!!!
Interested in your thoughts. We bought a beautiful cottage on the St Lawrence River in Quebec just off the island of Montreal to the west. It's an executive style home with 6 bedrooms etc. We have owned it for 2 years. In May we had a slide. Approximately 10ft by 20 ft of land dropped at the edge of our property (which goes down to the water) by about 5 feet! Our home is in no danger but you can imagine the ramifications of this slide. We have had a soil engineer look at it and the recommendation has come back to do further testing ( by two different engineers) to the tune of $10,000 and that will just tell us what we need to do to fix it. Turns out the slope is wrong, the fill too heavy etc etc. We bought from an owner builder. We are from Australia and are not really familiar with Qubec law. What is our recourse. We had the property inspected when we bought it and there was no indication that there was a problem The certificate of location doesn't mention this is a slide area in fact it doesn't say anything about it.
I would really appreciate any help on this one

I really feel for you. However there are certain risks one assumes when buying real estate. The parties you purchased from may not have been aware of this problem. However I would suggest that the inspection reports would be nothing to losing the home. A few years aback in Edmonton, several homes fell into the river. Insurance did not cover the owners loses. Best of luck, but it would very wise to talk to the experts in your area.
