Forget the banks... keep in mind that each application you make for a mortgage goes on your credit bureau. Several applications declined? Guess what the next outfit that looks at the credit bureau sees? A credit seeker being declined repeatedly. And many inquiries on your record. Stay away from the banks!
Instead find a good mortgage broker and use them. They make a single inquiry and although they may charge you a nominal fee (usually the lender pays)... only ONE inquiry against your credit bureau is recorded.
If you have been at a bank for student loans, RUN (don't walk) to that bank and get a credit card with a small small limit. Even a prepaid credit card if possible. You need a track record of some kind to give lenders a warm fuzzy.
