Ive already purchased the residence, Ive been here for one year come May 1st. I need to get a loan to put a new roof over my mobile. The problem I have is my job history. I havent worked for nearly a year...so getting a loan as it stands is practically impossible.
Now I purchased the place for $63,000 and had a mortgage on it of $47,250. The balance owing come May 1st will be just under $46,000. Our realtor expects to be able to sell our place in the $90k-$99k range if we put a new roof on, and $75k-$80k if we dont.
I have a contractor putting a together quote on the materials for me to see what it is going to cost me, and if it is worth it. I suspect it will be.
Now the question is since I have no job history for the recent months that have passed, if I were to have an offer for 'x' amount of dollars, with all subjects removed other than a new roof be built on the dwelling, could I take that to the bank and get the funding for the materials to build my new roof?

If it matters the dwelling is a deregistered 1972 mobile home on 3.6 acres.

You might have to sell this one "as is" based on the age of the mobile home and your current job history.

Check out Loanjunction.com
They do all types of mobile home financing in parks, on land, etc. The rates are not too bad.
