My closing is on Monday and according to my mortgage broker I did not qualify to escrow my insurance and my taxes. and btw i did not use the insurance guy that they recomended. Is it true that now the option to pay my insurance at my convinience (monthly,quaterly, annualy)is forfeited? do I have to pay the entire policy at once? Cant I make arrangements with my insurance guy to pay it however i see fit and have him just give a dec page stating the duration of the policy.

If this is a purchase then the lender will require the 1st year to be paid in full, from that point on you can make arrangements with your insurance guy.
What reason did he give you for not being able to set up escrow?

I thought all lenders regardless of your credit situation would set up escrow.

There are some lender who will not escrow but that has nothing to do with your credit situation. That is just based on the individual lender. I would be curious to know what lender he is using and the details of the loan.

Request to the title company to hold back what should be charged for Taxes and Insurance.

When your note gets sold, request with the new lender to escrow. That may be a possibility. I have not done this myself as I had just recently learned about this a few weeks ago.
