I did a preapproval for this couple 5 months ago. They give me a call a couple days ago. Found the house they wanted. Problem was that his score dropped from a 660 down to a 546. He had 2 new collections and a late on his credit card since the first credit I had pulled. Her score stayed in the 660 range. He makes about a grand more than her a month. They need a 100% loan and that is impossible with his credit score since he is the main bread earner. My solution came to me thru Own-IT Mortgage. They have a product that lets you blend the 2 middle scores together. The way it works is you take both middle scores and divide them by 2 and that is the score you use. They went from qualifying for 90% max to 100%! It made my day. I hope it helps you with a similiar deal in the future. It is called Family Score. \:\)

Novastar averages as well (all three), Crevecor will average the two highest scores.

I think Delta will average as well and I know Argent and Olympus will use the high score. Accredited will average the two high scores.

I don't know if you know of Equibanc but they are very strong on the 100% stated wage earner deals. They are the subprime unit of Wachovia.

Also Lendmark does a high score loan that is pretty decent. However they will not let you get 100% LTV with it.

As far as stated wage earner goes AZ showed Resmae and they will do 100% with a 600 score, and so will MLN.
