I went through her tax returns and got all assets that they held. It was actually a Fannie level 3. She had a rental property that was seasonal rental so I couldn't use the rents to offset the mortgage on the non owner property. It was about a 55 DTI and I used just wage income to verify instead of using the self employment income as well as it was declining income per the returns even though revenues went up. I couldn't agree more DU/LP on just about every loan. She elected the Timely Payment rewards and in 2 years it will be like getting a free refi and her rate will drop to what will likely be less than they will be if she were to have to refinance then. She was actually a very good client just afraid of making the wrong decision ie. getting taken to the cleaners by someone.

Du/LP is good stuff. I got a first time homebuyer, 68% DTI, 628 credit score with very little depth, and all gifted deposit and reserves approved with no level's!
