Real Estate Agents who: Keep a listing on active status when the listing is under contract/pending. Agents who do not put a pending rider on their yard signs. Agents who do not update descriptions and/or pictures after a major change in the property. Agents who give you wrong/false information regarding their listing. Thanks, I needed that "disclosure" PS: No--I will not disclose who, what, when, where...

I am not so concerned with the sign riders, but I couldn't agree with you more on the other peeves! Worst by far is not changing the status.
Our MLS relies on agents narking on each other if the status isn't changed within 72 hours (I have no idea why it is that long) and I have become so frustrated with this unethical, bait and switch tactic that I no longer hesitate to fill out the compliance report!

Most agents who do not put a pending sign on their properties do so because they continue to get buyer calls if they do not. Calls stop otherwise.
I personally prefer to put a pending sign showing the neighbors how quickly it was under contract, thereby giving a testimonial about my listing and marketing ability.

I will not put a pending rider on till ALL contingencies have been removed. That includes final loan approval, all inspections. I will also continue to show till the same conditions have been met. We updated are board a few years ago so that agents weren't required to report pending sales.
After numerous complaints from the public about lost potential deals while they were held hostage by buyers trying to renegotiate.
The sellers said sell and our fiduciary duties came first. Only if an agent is going to write on a property or calls the agent directly will they get the up to date info.
You'd be surprised how many agents don't call.
My pet peeve is agents who knee jerk resist change without giving any intellingent thought to their decisions.
Oh and clients who complain about their last agent didn't do this and didn't do that, when they probably didn't do any research and just went with them cause "they seemed nice"
broker who have too many agents too supervise...shut up pal that's your business and your responsibility
I could go on...
Things I appreciate are
working with a true professional...bottom line he's working for his client and I'm working for mine but the attitude is on the shelf and we're getting it done. Makes life so much easier.
Loyal clients. For everyone I've lost, I've have held on to one or two that I didn't think I would.

Our company policy is continue to show until all contingencies are met. What if something falls through? Most people would think, it is under contract and move on. We do tell them if the house already has a contract and we would happily keep their info on file if something were to happen, or find them something else. I've gotten a lot of buyers that way.

Pet peeves: Lazy agents, and agents who don't put property pictures on the MLS (no excuse for this-and I'm not talking about rentals with tenants, these homes are vacant or owner occupied, and still the agent doesn't bother to take any pictures). I get 12 pics the first day with no excpetions. There are a few more pet peeves, but I'll stop there.

REO properties where the property owner thinks that they are GOD. Sometimes it does not matter what is written on your offer for a expiration date of the offer. They think that they are holding on to gold and get back to you in their own sweet time. They feal that if you want to buy it you are still willing even if they take a few extra days. I wish I had a buyer that had the guts to say " you took to long to get back to us we have decided to buy something else".

In the business world this is a common negotiating tactic. You might want to read Secrets of Power Negotiating , the best book on negotiating I have ever read. We give it to all of our new agents. I wish I had a buyer that had the guts to say " you took to long to get back to us we have decided to buy something else". I have had this happen---a few times really. Asset manager doesn't care, and I lost the sales. Some AM's don't answer or return calls, emails, etc. Then when the house sits there a while, they list it with somebody else, or sell it for the price offered in the first place. UGGGGGG!!

Just some follow up on REO properties. I had an offer in on a REO and it went into multiples. We got the old highest and best so we submitted an offer that netted over list to the lender with a 90 day close. Needed that time for gauranteed sale of the current house. Lender ended up with 4 offers counting ours. We did not get the home because of the 90 day they decided that they wanted no more than a 45 day to close. Good new is that they rejected everyones offer. By the way this house started at 170 in a 165 neighborhood and is now at 144. Bank redeemed it at Sherrifs sale at 146. The listing agent is steamed, the lender has now given him certain parameters that he must reject an offer even before presenting it to them so as not to waste the time of the AM.

Customers can drive you crazy also. I have one house where they constantly call me from the house and want to see it NOW, because they are standing in front of the house. And I guess I should not complain, but it is now has a first accepted ( should be in contract by the end of the week) and they still want to see it. Of course I will continue showing it until the homeowner says to stop. Is that really how you all do that in your neck of the woods. Here I rearly just run out to show a property just becuase they are standing in front. Did you ask if they are looking for a property in that price range. I just can not stand those agents who shows one of my listing listings that is listed at $325,000 to a buyer who is only qualified to $180,000 and they present offers for $170,000. They had no bussiness showing the property in the first place.

A good part of my calls come from people sitting in front of the house, calling from their cell phone. That is very irritating. I usually make an appointment with them for a later time. However, impulsive people are sometimes impulsive buyers, and it may pay to run if you can. But it is still annoying, and one of my major pet peeves.

Not changing the status on listings drives me crazy.
I focus on some specific areas and find that there are agents that habitually do not update the listings.
I currently have two listings at "Pending" that closed over a year ago. I know.... I was the buying agent on one of them.
In my area, the solution is to report this stuff to REInfolink (the keepers of the MLS here). After enough violations of this type, supposedly the offending agent will lose access to the MLS!
Not holding my breath tho.

Yes, this inaccurate status thing is frustrating, I have found some agents also list a house and in less than a week, change to status to pending with no contract to sell the asset or dwelling on their own without any coop assistance (read interference).
I also get peeved with agents/brokers, new and old who do not put comp photos in at all. When the BPO, whether for a fee or a listing, calls for comp photos...if I or my assistant have no comp photo and I cannot shoot them at time of drive-by or inspection for whatever reason...we discard those prospects and move to another comp that has a photo.
The next thing is comp photos of just the interior and no exterior front view of an MLS listing. So the front is not as pretty as the inside, big deal, seven of out 10 REO listings I do aren't pretty on the outside
When our MLS police call on members to help narc on members for MLS violations to enforce the rules it gets old.
