Hello all... I saw a post where a realtor puts "just listd" door hangers on homes that just went up for sale in any neighborhood and with any other agency (not his own) I cannot do that in Jersey, but was wodering if there was a similar way to do this type prospecting, becuse he clains to get 2 listings every time he goes out (and does alot of these of course). Does anyone walk your territories? Leave door hangers, etc, and suggestions? Thanks a bunch. I really apprecatiate all of your suggestions and help.

Mail them a "Just Listed" post card instead.

You can get them printed in color on both sides, laminated, addressed, and mailed, INCLUDING FIRST CLASS POSTAGE, for 40 cents each from:

BTW, I don't think you can advertise another Realtor's just listing listings without their permission.

Here in Ca you can as long as you have a disclaimer stating that the listing was on the mls and that it may not be yours, not sure if that is the same everywhere else though.

Isnt that a little weird advertising a listing that another agent and or company has?

I do not get it. Whats the angle?

Here is the post I saw on another forum and thought it was a bit strange, as well...

Remember if you have 1,000 people in your MLS you have a 1,000 agents trying to sell your listing, if you work with a buyer it is just one on one. I have told you before, when your new the best way to get listings is to run a daily MLS hot sheet of all new listings in your MLS. CB has new listing door hangers use them hang them on every door 5 on each side of the new listing on both sids of the street(you do not care what office has the listing) you should get 2 to 4 listings per month with this system. Forget open houses knock on more doors let people know who you are

Statistically, knocking on a door is better than mailing. It's just a fact.


If they answer, give them the door piece AND give them something else. Use the usual door knocking script (if you don't have one, make one).
