Hi Guys,

I thought this would be a good topic where people could post the most heard objections, the best rebuttals.

I got this idea from a movie. I think it would be really good for most of us.

Here's one I like:
Objection: "Your commission is too high!"

Rebuttle: "Sorry that is what I charge. Do you have any other questions?"

Here's another one when you can use while you are showing a buyer:

Objection: The bedrooms are too small!

Rebuttle:


(yes, dead silence!)

Me: "... and my fee for service is 6%."

Possible seller: "But [Bob] told me he would list my house for 5%!"

Me: "Well, we don't have a 5% plan, but we do have a 7% plan, would you like to hear about it?"

Possible seller: "Sure."

Seller: Will you cut your commission?

Agent: I realize that you are trying to save money. I can appreciate that. Which of the services do you want me to cut out of the marketing of your home? Or do you want our full marketing program?

here is the one that's been coming up a lot lately from buyers. "Yeh we like the house, but prices will be coming down soon"

rebuttal: How much time do you spend there?

Seller: Lots, when I'm a good boy!

Rebuttle: " When you go to the doctor you don't look for the one that is cheap, you look for the one who does a good job. Why would you trust your largest investment (your home) to someone who is cheap?"

Objection: But it's not on a paved road.

Rebuttal: True, but you've never heard of a drive-by shooting on a dirt road.
