Has anyone thought about going to a fee for service broker? We have one in our area that seems to make sense. Variable rate always full coop. Base price gets sign, lockbox, put on MLS, and owners pray. Top price gets Virtual tour, openhouses, color ads,own webpage, all the goodies and then some. Clients can step up but not step down in marketing programs. With the people that I am running into lately it seems to be a better model. The people full of hot air (RM) around here have their desk fees pumped up to the point that you have to take 18 listings a year to pay them (not counting buy sides). By the way all the RM brokerages here will carry you your first year, if you don't pay them their desk fee a true desk fee not split thru 50/50 then you can settle at the end of the year. One agent I know says it looks like she will owe about 10K.

We offer both traditional full service and have recently started offering a fee-4-service program. You can see our fee-4-service site at anewfsbo.com or homesbyowner.com/tucson.

The fee-4-service is primarly aimed at doing flat fee mls for FSBO's. We project that this program will return a certain percentage of traditional listings for FSBO's that decide they want to go a different direction. A good portion of these we will retain. Also we see the opportunity to capture new buyers from this program, just because they wanted to sell by themselfs dosnt mean they wont want your service to help buy. So far I couldnt be happier.
