Has anyone thought about going to a fee for service broker? We have one in our area that seems to make sense. Variable rate always full coop. Base price gets sign, lockbox, put on MLS, and owners pray. Top price gets Virtual tour, openhouses, color ads,own webpage, all the goodies and then some. Clients can step up but not step down in marketing programs. With the people that I am running into lately it seems to be a better model. The people full of hot air (RM) around here have their desk fees pumped up to the point that you have to take 18 listings a year to pay them (not counting buy sides). By the way all the RM brokerages here will carry you your first year, if you don't pay them their desk fee a true desk fee not split thru 50/50 then you can settle at the end of the year. One agent I know says it looks like she will owe about 10K.
