Hey guys,

I have been asked to do a BPO for a new construction. When I drove on the street yesterday, many of the houses were not completed yet. Thus, the property is still listed as vacant land. Any suggestions as how to get information on the house. It does appear to be finished and may have someone living in it.

This is a frequent occurrence in many areas.

If you have permission... contact the owners and physically verify your information / measurements.

If not, contact your BPO company and advise them you will have to make an estimate on the number of rooms / baths/ and sgft. It really isn't hard to do. In a new development you may be able to obtain the information from the builder or just visually compare the property to others that have data on file.

Key is to identify your estimates and the reason they needed to be made in the BPO.

Also you may be able to contact your property appraiser's office to see if they have the info but just have not input the data to the system.... this is often the case in PUD's they hold off and do them when they have a significant number, but sometime PUD data isn't showing in our counties on-line system but they have it in their own system.

First, check your MLS to see if the property was recently listed. If not, then if it is in a large complex, the builders sales office will usually be happy to comply. Otherwise, call the city ( or town) planning department. Tell them the title company has no public records , they will usually help you.
