I do not feel I have quite tuned into that skill. Are there any training books that I can buy to assist me with doing a proper CMA. I want to make certain I alway know which comps apply and which do not and why!

Check with your local Jr college the course would be Intro to Appraising Residential Real Estate. The course is usually taught by an experienced appraiser and will give you a much better understanding of comps, adjusting comps etc.. ( formerly RESIDENTIAL APPRAISAL ) Students will gain basic familiarization with appraisal principles, why appraisals are required, who makes appraisals and how appraisal principles and techniques can be used. This course is not intended to train students as appraisers, but to help them understand, work with and influence the appraiser. A basic calculator is required for this class. 6 hours CE credit
