I'm trying to do a CMA using property shark website right but how to i find out which houses are on the mark which houses recently just sold etc

I just posted a topic about checking for registered sex offenders before selling someone a house, thats what real REALTOR's do, they care about there clients and go the extra mile, all you want to do is get rich quick, and get help cheating on a test... GET OUT AND STAY OUT!!!! THAT GOES FOR MY INDUSTRY AS WELL!!!!!!!!

From reading your previous posts you need to have a serious sitdown with your broker. Does your broker not have a training program? If not find on that does!

On the sex offender thing they just added a website link in our contracts which is new saying that if they want to check the area it is there obligation to check to there satisfaction.Has everyone elses added the same thing?

sheesh! Don't kill me as you all know I work very hard at trying to be the best realtor. I too feel as if my CMA's are inferior. I do not feel I have quite tuned into that skill. Are there any training books that I can buy to assist me with doing a proper CMA. I want to make certain I alway know which comps apply and which do not and why!

I would suggest that you take a basic appraisal class. Check with your local Jr college the course would be Intro to Appraising Residential Real Estate. The course is usually taught by an experienced appraiser and will give you a much better understanding of comps, adjusting comps etc.. It is well worth the time and money and may count for your CE requirements.

Check with your local board about this class:
GRI IS THE PRICE RIGHT? ( formerly RESIDENTIAL APPRAISAL )
Students will gain basic familiarization with appraisal principles, why appraisals are required, who makes appraisals and how appraisal principles and techniques can be used. This course is not intended to train students as appraisers, but to help them understand, work with and influence the appraiser. A basic calculator is required for this class.
6 hours CE credit
