One quick question for everyone. When do you think is a good time to hit an expired? During the day, it would seem that people would be at work so you would avoid the face-to-face that is your primary goal. Also, what do you leave in the case the owner isnt home? Just a business card or more?

Hit them as soon as you can! Get your morning Starbucks and start driving to the first house on the "Expired at Midnite" list. If it's on the way stop by those homes that expired a couple of days ago to say Hi to the owners again and see if they may have changed their mind about selling.
Yes, very few homeowners are at home during the day but you're trying to find the ones that are before the other agents do! Some will be shift workers or retireds so you'll make some contacts. Lots of times I would drop by an expired after lunch and they had already listed with someone that came by in the morning. If you only chase expireds on occasion you absolutely want to start early on the first day of the month as the majority of agents have their listings dated for the last day of the month. If your mls system is capable print out the upcoming expireds in advance so you are ready to go. Don't worry if the sign is still in the yard, knock anyways. The agent is too embarrassed to pick it up in the daylight!! A competitor in my area would start at 7 am !!! trying to get the homeowner as they left for work! He also would get 3 new listings every New Years Day!!! Tons of listings are dated for the end of the year. I would leave a 1 page flyer advertisement saying that their home was expired and no longer available for sale. It would then list a bunch homes that had previously expired that I successfully sold. "Before you give your listing to just any old agent that comes along you owe it to yourself to consider my outstanding track record of Success. Blah Blah Blah, I Promise not to List You and Leave You!
They wouldn't call from the flyer, but when you go back to see them they will remember seeing it and will know you are keen if you've already been to their home that day.
