Ok, so, contrary to most people's belief I get a lot of private messages and emails telling me how my advise has helped them. I can only suspect people don't want to do it on the forum for fear of being associated with me since I am probably the most honest person on here along with JABER.
Anyway,
I won't disclose anyone who emails me !! EVER !! but I did get a couple emails regarding my mortgage post the other day...
HERE IS MY SUGGESTION TO YOU MORTGAGE PEOPLE IF YOU WANT TO BE SUCCESSFUL.
1. Explain to people how you make a living!
2. Exlpain to people what the purpose of the YSP is and how other mortgage people abuse it
3. Explain to people the origination fee and that that is how you earn your living for helping them get a loan
4. Show people examples of junk fees and ledgitimate fees, YOUR HONESTY WILL COST YOU A LITTLE BUT GAIN YOU A LOT IN THE LONG RUN.
5. OK so how do I get business? Go find a couple willing agents who ill allow you to do open houses with them. Pick houses that will generate a lot of volume, SO WHAT IF YOU CAN"T TALK EVERYONE, the other people will overhear you an will wait in line to speak with you.
Most people going to open houses will try to avoid a realtor like a used car salesman on a car lot. What they don't expect is to have a mortgage person there. TRUST ME, they will have every question in the book. Have a current rate sheet and your HP 12c handy..
PEOPLE WILL BE ASKING YOUR FOR YOUR CARD if you just follow the 1-4 I have expained above. People know the agent will want to sell the house, they get that, but they almost never GET the mortgage part so they will be putty in your hands...
Good luck, it works !!! By the way, let the agent know you will recommend them to anyone you pick up as a client.. You will have agents calling you to do opens with them, not the other way around !!!
