What do you guys usually use for invites? Do you mail out cards or use doorhangers? This is a condo development.

Doorhangers would certainly save you postage fees. You might do both depending on how big of an area you want to get them out to.

I have heard a lot of agents say that open houses are a bit of a waste of time. But I have picked up some good solid buyers at mine, not for the house that was open, but others I find for them. Good follow up is key for me.

Open houses are not as great as they once were! Many people would rather spend there weekends search virtual tours then drive around to open houses. In a few hours you can look at 100s of virtual tours but only a few open houses.

I do virtual tours on almost all of my listings and have never once talked to a single visitor while they were "in the house" viewing the VT yet.

Open Houses are not the best way to pick up a buyer for the house and they aren't necessarily a great way to pick up a buyer ... but they get you in front of people where you MAY be able to make something happen or convert them into using you if you offer them value.

When I hold homes open I have the usual stuff about the home ... but then I have my laptop and printed information (minus addresses they can see) on others that they will most likely be seeing too. Similair homes in the area that are representative of the one I am holding open. When the people seem as if they aren't interested in this one ... I offer them to review the list I've made up and see if they might be interested in taking a look at any of these. If they are ... I'd be happy to accompany them during the week or even possibly later that day.

I had one open on a Sunday where my property was too small -- I called them on Wednesday after I listed one down the street on Tuesday and they wrote on Thursday. Now one would say that I didn't sell it through an open house ... but I made contact with them at an open house and sold them a different property. I score that a win --
