would you say you have to be in the office everyday ?

I had just been removed from a office because I was not attending the office everyday. The broker told me to pick up my Lic. He stated that I broke the agreement we made about me coming in everyday. I explained to hime on how I had to do side work to pay the bills. I was still marketing on the internet and recieving calls. I set up appointments but nothing happened. This of course is all rental work not sale related.
Then I attended a coop wine and cheese reception. Got all the info on the co-op building wich was new and took pictures. The agents that were holding this stated I could market all these co-ops. When I explained this to the broker he stated "What do you know about sales?" I know my fiducuary responsibility. Every offer made to me wether verbal or writen must be passed on to the exclusive agent/owner. That didnt go well.

Find a broker who allows part-time or a flexible schedule and who offers decent training. Once you know what you are doing, many brokers don't care if you work out of their office or your home or your car as long as you bring in some business.
If you ever need help on a transaction and your new broker is unavailable or out of town, you can always ask a more experienced agent to work with you on the transaction. Offer 25% or 50% of the commission for their help to get the deal done. The experience you gain will be well worth the price.

That I can understand. But I also purchased before becoming a real estate agent. So when it comes to the whole precedure: OFFER IS GIVEN, PRESENT OFFER, OWNER EXCEPT, MAKE CLOSING DATE, HOPFULLY THE BANK IS READY TO CLOSE, SIT AT CLOSING, LET SIGNITURES EXCHANGE, CHECK EXCHANGE, COLLECT AGENT FEE FOR BROKER, THEN GET MY COMMISION FROM BROKER.
Well thats kinda how it goes in simple terms. of course there all the open houses you are to hold, schedual showings when purchaser ask for it. But yeah is it hard to really handle somone making an offer on a property? cant be any different from when I make offers that are writen and verble.

I never saw that. They gave me a trainer that was hardly around, he was an agent more worried about his pockets. I dont blame him his uncle worked there too so he had to help him.This so call trainer never asked me about any deals I was doing in the rental section. They showed me how to search on there database avail apartments. then one day in the brokers office they went over how to handle renters. but that was it.

I suppose that depends on why your supposed to be in the office.
If your broker has some training/orientation plan going on that involved you daily, then great, be there every day.
However, in my experience, the only agents that are in the office every day are the ones without many clients.
When I first got started, I had to be in the office daily for training for 3 weeks. That was it.
I fell into the "be at the office" trap for a couple of months after that, then realized I rarely found potential clients just sort of wandering around the office, so I left to find them.
When I worked under a broker most recently, I was in the office about once every two weeks to pick up mail and checks. The duration of the visit would be the time it took to walk through the front door, get to my mailbox and get out again.

Buying a house prior to becoming an agent doesn't train you to be an agent - there's a lot that goes on behind the scenes that a buyer NEVER sees. In my market you left out quite a bit - set up termite inspection (if seller) or home inspection (if buyer), attend home inspection or termite inspection (if that's your thing), follow up on home inspection including comments and whether there needs to be repairs, negotiate said repairs, make sure all legal disclosures are filed - lead based paint disclosure, mold disclosure, Exclusive Buyers Rep Agreement, etc., ensure all necessary misc. paperwork (septic layout if not sewer, etc.) is done; follow up with mortgage broker to ENSURE bank is ready to close, follow up with title company to ENSURE there are no issues with them, just to name a few. Do you understand now why it didn't go well?

ok that make sense. I see more now why I dont know enough. I didnt go through a termite inspetion when buying my house. but for the most part its just more paper work involved in the process. so its not like I cannot learn all this stuff of doing over and over again.
I just dont want to be limited to just rentals now. I want to do sales, I need money. I have not done a rental yet in 4 months. in NYC its like every renter is using 10 agents just to land an apartment in the city. out of 150 apartments there is one apartment avail. so instead of just dealing with renters I might as well as go for sales.
I am not gonna say I know everything, but I know alot about real estate from purchasing. I read alot of creative ways to purchase properties.
I also believe sitting in an office is not all the way to go. I need ideas on how to be productive in an office. I can sit at a desk yes but if im done advertising on the internet and I dont have anyone to call what can I do? I think I should be out and about finding clients at networking groups and in the streets. NO?
