commission agreement, then a sales contract. Nothing special. If he wants you to find other buyers, a listing agreement is in order.

It might be a good idea to make sure that you are also protected in the event that the sale doesn’t go through with the current tenants and the seller wants you to find other buyers. IMO (Not meant as professional or legal advice)
