TB, you should already know the answer to your question. I pull comps from all of the available data sources, including MLS. it amazes me that you seem to think there are no alternatives to NAR/Realtor membership. they've trained you well.

That "box" might not meet postal regulations, but there are probably quite a few like that in areas where the snowplow trucks seem to play chicken with mailboxes...and the mailboxes don't move out of their way.
