I've had that problem on a couple reports this week. I think its just an error on the new field. If you go back to another page and save it again, then go to the last page the error usually goes away. Hope that helps.

Ben each state is different on what remedies a lender has as far as defeciencies and what type of loan it is. The seller probably has NO money and could give a rats butt by now of selling it.In GA we have typical seller closing costs paid at closing

In my experience, the bank that is approving the short sale is usually the party that ends up paying for any past HOA dues and any outstanding liens on the property. In my state, the property cannot be sold until it has clear title anyway.
