First question you need to ask yourself is what are my parameters, with that you might find that you do not need 200. The reason I say some parameters is needed because what good is it to pull listings that you would never consider buying. Real Estat

I completely agree that Mojo is way to expensive. Interested in how people respond. Want to see what other options are out there.

Good times Resurrected. I was going to misspell it for a double whammy of fun and good times. It might have read, "Reserected." But I have better judgement than that.

"stop getting a kick out of doing BPO's"........I like your approach......Mine is a tad different......."when BPO's start kicking me".......I guess either one would work....lol.

Try to be more proactive. As Dayton suggested, focus on the top two thirds, but reach out to them occasionally - if a particularly good deal comes up that meets their criteria, call them (if you have their number) or email them. It will show them tha

How much rent will the 170,000 house generate?? If the property doesn't work well for cash flow then it is an appreciation play and not an investment. In my area we can buy foreclosures 3 bed 2 bath for list 55,000 and pay 45,000 cash. Then put in 1

Thanks for all of your insight. Now I can rest easy that I don't have to concentrate my BPOs in one area and my sales in another, or pay out referral fees to have other agents in my office seal the deals for me.

I fail to see what the issue is here. What is the difference in what I do vs. The REO agent who shows a property to his/her potential buyers as soon as they receive the assignment? I do between 80 to 90 BPOs a month and the vast majority of them are

I would focus on the top 2/3 of the group. The bottom 3rd likely have you going to a spam folder. I would reach out to them via email, since you have their email address, you may get lucky.

Oh.. approx 2% of active lookers = deal (2 deals per month from 100 active/hot lookers) flow from the 'set-it-and-forget it' philosophy.. Do you think I could double that by better follow-up?

Okay, I'm not sure if your MLS has this option, but I set up buyer's on an auto-search. I email them a link with new properties that meet their criteria twice per week. As of right now, over the past 18 months, I have put ~340 potential buyers into

Are there any good vendors who I can pay to do auto emails / postal mails for 8x8 or 33 touch campaigns? I would rather outsource my database than sit down several hours a week and print crap up or email it.
